Land is the one asset people buy without reading the paperwork. Sunny built a practice on the opposite habit.

He works from Nashik across the Mumbai–Pune corridor, checking what most buyers never see: title history, the 7/12 extract, road access, measurement sheets and N.A conversion status. Only after that does a parcel get a price and a place on this site.

Then he explains it on camera — in Marathi, Hindi and English, in the plainest terms he can find. That habit turned into 351 explainers and an audience of 55,000 who mostly aren't buying today, but will know what to ask when they do.
